How to Add or Remove a Co-Applicant from Your Application
This article covers who needs to apply, how to add or remove co-applicants before and after you submit, and how to fix common co-applicant issues.
Who needs to apply
Every adult (18+) who will live in the unit must complete their own application and be listed on the lease. This includes adult children, students, and dependents. Each adult goes through their own screening.
There's no "occupant only" option for adults. An adult household member can't be added without being included on the lease. If you think an exception should be made for a specific household member (such as an adult student or dependent), contact the property manager. These exceptions are decided by the property management team.
Minors (under 18) don't need their own application. List them in the Household section when you're asked who will be living in the home, not as co-applicants.
Don't add yourself as a co-applicant. When asked how many adults will be applying or living with you, enter only the number of other adults. If you're applying alone, enter 0.
Application fees are per applicant. The fee covers screening (credit and background checks) for each person, even if they've applied to a different property before. For example, if the fee is $50 per applicant and there are two applicants, the total is $100.
Each co-applicant needs their own contact information
Each co-applicant must have a unique email address and phone number to receive their application link and updates. No two applicants can share an email address, including co-applicants, co-signers, spouses, and adult children. Each phone number can only be linked to one account at a time.
If a co-applicant doesn't have their own email address, you can create one for them. If a co-applicant doesn't have their own phone number, contact Findigs Support in your renter dashboard by clicking Chat with support or support@findigs.com and we'll help them continue.
How to add a co-applicant (before you submit)
In your application, go to the Household section and enter the number of additional adults who will live in the unit (not counting yourself).
Enter each co-applicant's email address in the fields provided.
Each co-applicant will get an invitation link at that email address. They should check spam and junk folders if they don't see it.
When a co-applicant opens their link for the first time, they should select Create account, not Log in. Selecting Log in triggers a password reset, which won't work if they don't have an account yet.
Each co-applicant signs in with their own email and completes their portion from their own account. They will pay their own application fee, as well.
Important: The group application can't be submitted until every invited co-applicant has completed their portion and paid their application fee.
How to remove a co-applicant (before you submit)
Go to the Household section and click Edit.
Use the back arrow to go to the question "How many adults will be living in the unit?"
Update the number (enter 0 if you're applying alone).
Continue through the application. The extra co-applicant sections will be removed.
If co-applicants were already invited but won't be part of the final application, contact Findigs Support in your renter dashboard by clicking Chat with support or support@findigs.com with their names and confirm they won't be living in the unit. You can also ask for their application to be cancelled so they stop getting emails and document requests.
Note: Removing a co-applicant may affect whether your application qualifies. If the remaining applicant doesn't meet requirements such as credit score thresholds on their own, the application may be declined or require a guarantor if allowed by the property management company.
Adding or removing a co-applicant after you submit
Once your application is submitted, you can't add or change co-applicants in the application itself. An underwriter is now reviewing it.
To request a change, message your underwriter in the underwriter chat. See A3 for how to open the chat. Here's a step-by-step guide: How to access chat on your dashboard.
Please note: Some property management companies include their own review step before a final decision is made on an application. If you're not sure who to contact about your application, reach out to Findigs Support and we'll direct you to the right place.
Troubleshooting
"Email address is already in use" or "use a different email address" error
If you accidentally entered your own email as a co-applicant, use the back arrow to return to the Household section and correct the number of additional adults. Don't include yourself.
If a co-applicant gets this error when creating an account, they probably already have a Findigs account. They should reset their password at rent.findigs.com/forgot and log in at rent.findigs.com/login.
I have no household members to add
Select 0 adults living with you and continue. You don't need to add co-applicants if there aren't any.
A co-applicant is stuck on the household section or being asked to add co-applicants
If you joined someone else's application as a co-applicant and you're stuck on the household section, or you're being prompted to invite more people, use the back arrow to return to the question about how many people will be living with you and select 0. Don't count yourself or re-add the primary applicant. Then continue forward.
The "Continue" button is greyed out on the co-applicant page
Check that the number of co-applicants is correct:
No co-applicants: go back to the question about adults over 18 living in the unit and enter 0 (not including yourself).
One co-applicant: enter 1, and make sure that co-applicant's information is filled out completely.
A co-applicant can't get into their portion of the application
If a co-applicant can't proceed (for example, they see a page with no clear next steps, or can't find their invitation link), contact Findigs Support in your renter dashboard by clicking Chat with support or support@findigs.com to have the invitation resent. They should check their inbox, spam, and junk folders, then use the link to log in or create their account.
In group applications, the underwriting team waits for all co-applicants to get started on their portions before continuing the review, so it's important that each co-applicant does this promptly.
Documents were uploaded to the wrong applicant's section
All documents must be uploaded under the person they belong to. If documents were added to the wrong section, remove them and re-upload them under the correct person before submitting.
A co-applicant doesn't have an SSN or ITIN
Contact Findigs Support and we'll help them continue. They can provide alternative documentation such as a visa, Green Card, or Asylum/TPS documentation in place of standard identification.
Minors were accidentally added as co-applicants
Before submission: Go back to the Household section, update the number of additional adults to exclude minors, and remove their contact information from the co-applicant fields.
After submission: Message the underwriting team in the underwriter chat with the children's full names and note that they're under 18. The team can update this for you.
The wrong number of dependents is listed on a submitted application
Once an application is submitted, dependents can't be removed, edited, or added. If a listed dependent won't actually live in the unit, contact Findigs Support to let us know.
How income and credit work in group applications
Each adult applicant completes their own income verification using their own documents or bank connections. Incomes are then reviewed together as a household, so multiple applicants' incomes can be combined to qualify. Each adult also has their own credit check, and all the information is considered together to determine whether the household meets the property's requirements.
