Guarantors and Co-Signers

A guarantor (also called a co-signer) is someone who doesn't live in the unit or sign the lease as a leaseholder, but who is financially responsible if the applicants don't pay rent. A guarantor can help you meet a property's income requirements.

Are guarantors allowed?

Whether a guarantor is accepted, and what credit and income levels are required for guarantors is up to the property manager. Contact the property manager directly to confirm whether they accept guarantors for a specific property.

If your application is declined for a low credit score, guarantors are not automatically permitted. Different rules may apply if you're applying with a housing voucher. Contact Findigs Support.

How a guarantor gets added

In every scenario below, the primary applicant submits their own application first.

Guarantors can only be added if the property manager allows them. Adding a guarantor before you're asked can cause delays.

  1. Complete and submit your application.

  2. Wait for the underwriter to review it.

  3. The underwriter will email you if a guarantor is needed/allowed. Only add a guarantor after you get this request.

Findigs Support can't manually add guarantors to applications due to system limitations.

After a credit score decline

Adding a qualified co-applicant or guarantor may strengthen an application, and conditional approvals are sometimes possible. Whether co-signers are allowed is decided by the property manager. If you're thinking of reapplying with a co-signer, contact the property manager to ask whether co-signers are allowed and whether reapplying is an option.

If you obtain a guaranty bond, the property manager decides whether to accept it.

Removing a co-applicant may mean you need a guarantor

If you remove a co-applicant and the remaining applicant doesn't meet requirements such as credit score thresholds on their own, the application may be declined or require a guarantor if allowed by the property management company.
